I own a home that I am looking to rent out. Do you manage other people’s properties for a fee?
No. Bass Properties manages only properties that they own personally.
What is involved in the application
We ask all residents that are 18 years and older to fill out an application. We verify each applicant’s income/employment, credit, and rental/ownership history.
How long does the application
The application process generally takes 1-3 business days. Providing a copy of your 3 most recent pay check stubs or your employment contract can help to speed up the application process.
How much is your application fee?
The application fee is $30 per person.
Will I be rejected if I have a bankruptcy or foreclosure?
We evaluate credit on a case by case basis. We will do our best to work with clients who have a closed bankruptcy or foreclosure. Please understand that we may require an additional deposit or a local cosigner.
Do you accept full time students?
We understand that students many times rely on student loans or personal savings to pay for living expenses while they attend school. Proof of student loans, proof of significant savings, or a cosigner, are the 3 most common ways that we satisfy income requirements for non working students.
What utilities am I responsible for?
Rental Houses: Our tenants who rent houses are responsible for all utilities. Apartments: Our tenants living in our apartments are responsible for their personal LG&E (Louisville Gas & Electric) bill, phone, and any other elective utilities such as cable or internet. We are responsible for the payment of garbage, and sewer. Tenants with washer and dryer hookups, pay an additional $15 flat fee per month.
What forms of payment can I use for
Rent can be paid in the form of a personal check, cashier’s check, or money order. We are not set up to accept credit or debit cards at this time. WE DO NOT ACCEPT CASH PAYMENTS AT ANY TIME, NO EXCEPTIONS.
Do you accept pets?
We are pet friendly. In our apartments we accept CATS ONLY. In our rental homes we accept all types of pets. There is a onetime, non-refundable $200 pet deposit and $25 per month “pet rent” per pet.
What are your lease terms?
We require a one year lease for any new tenant. We accept short term leases after you’ve been a resident at the property for over 12 months. There is a short term lease fee of $75 per month on top of the normal monthly rent. We also have fully furnished, short term rentals at our Bluegrass Inn the Highlands location.
How much is the security deposit?
The deposit for most of our properties is equal to one months rent.
What happens at the end of my lease?
As you approach the end of your lease term, please let us know if you intend to continue your residence with Bass Properties or if you find yourself needing to move. If you intend to move, we do require a written 45 day, written notice stating your intentions. If you desire to continue your stay, please contact the office to discuss lease renewal options. We do offer a variety of renewal options to best meet your current needs.
long do you hold an apartment for?
Once you’ve signed your lease, your apartment will be taken off the market and it can be held for no longer than 3 weeks.
