Application Process
Thank you for your interest in the property!
To proceed with the application process, please review the following requirements:
• Every person 18 years of age or older who will reside in the home must submit a completed application.
• Please provide proof of income for the most recent month.
• Applicants must have verifiable gross monthly income of at least three times the monthly rent.
• If an applicant is a student or does not independently meet the income requirements, a qualified co signer may be required. Any co signer must submit a completed co signer application and meet all screening criteria.
• A copy of a valid government issued photo ID is required for each applicant.
• A $50 non refundable application fee is required for each applicant. Applications cannot be processed until all required documentation and fees have been received.
• Credit, criminal background, employment, income, and rental history will be reviewed and verified as part of the screening process.
• Applications are evaluated using consistent, objective criteria, including income, credit history, rental history, and background screening results.
• Depending on the results of the screening process, an additional security deposit or qualified co signer may be required.
Once all required information has been received and reviewed, we will notify you of the application decision.
All applications are reviewed using consistent, objective criteria in accordance with Fair Housing laws, HUD guidelines, and applicable federal, state, and local regulations.
Next Steps After Approval
Once your application has been approved, you will need to submit your security deposit in the form of a cashier’s check or money order. The deposit amount is typically equal to one month’s rent unless otherwise specified. You will also need to schedule a time to sign your lease. Once the lease has been signed and the deposit has been received, the apartment will be removed from the market and reserved for your move in date.
After signing the lease, please contact all applicable utility providers and arrange for service to be transferred into your name effective on your move in date. Utilities will be removed from the owner’s account on that date, so it is important that service begins in your name without interruption. Once the transfer has been completed, please provide the office with your utility account number(s) for our records.
Prior to move in, you must obtain renter’s insurance with a minimum liability coverage limit of $500,000. Ned M. Bass must be listed as an additional insured on the policy. Once coverage has been established, please provide a copy of the declarations page (the first page of the policy) for our records.
The final step before receiving your keys is completing a move in inspection. Please contact the office to schedule an appointment with the Property Manager to walk through the apartment and document its condition prior to occupancy.
Please note that renter’s insurance must be active and all required utilities must be transferred into your name before the move in inspection can be scheduled.
